MachineTrak - The MicroTex CMMS (Computerized Maintenance Management System)

Maintenance

There are three elements of the maintenance module: periodic maintenance, unscheduled maintenance, and usage of parts and materials.

Periodic Maintenance: asset maintenance schedules are created by recording each periodic maintenance task, including the appropriate periodic interval ("Quarterly," "Weekly," "Daily" and so forth) and assigning it to an asset. Maintenance tasks may also be scheduled based on a meter increment, or on both periods and meter readings.

Once recorded and assigned to an asset, a maintenance task can be copied to the maintenance schedule of any other asset.  An enormous time-saver for firms that own duplicate assets, an entire maintenance schedule, or any part of it, can be instantly copied to any other asset.

All that is required to schedule routine maintenance is to then print weekly or monthly maintenance orders (service tickets). The system produces a separate ticket for each asset, sorted by asset class and type.

To monitor completed maintenance, once a task has been performed, an entry is made into the system creating a permanent record of each completed task, when it was done, who did it, and, optionally, the parts and materials used for that specific task. This information may be recalled at any time to review what has been done to any specific asset for any specific period of time desired.

Parts & Materials Usage: parts and materials used during periodic and unscheduled maintenance can be reviewed separately or together, by part category or date used.

Unscheduled Maintenance: work orders are used to assign and document unscheduled maintenance.  When an asset goes down, a work order is created on which to record the nature of the problem, and ultimately what was done to correct it, by whom, what parts were used, and how much the repairs cost. Down-time and outside labor can be included. At any time you can print reports to show the history of unscheduled repairs for any asset, or all assets.  A report of all open work orders is also available. A field is included to indicate why a work order is not closed.

In summary, the maintenance module of MachineTrak allows you to almost instantly, and virtually effortlessly: produce periodic maintenance orders (service tickets) for all assets; create work orders when needed for unscheduled maintenance; and obtain detailed, historic data at any time, regarding maintenance for any or all assets.
